The following morning of my last blog on the Silver Baron Condos, not 6, but 12 were purchased by one buyer.

Are speculators back in Park City? This would lead me to say yes. Not like the craziness of a few years ago, but with a little more caution. Luxury Park City Real Estate in Lower Deer Valley is still in demand. The brilliance in this purchase was for the fact that Deer Valley owns the remaining ERU’s (Equivalent Residential Units) for the entire PUD.Those ERU’s are earmarked for the parking lots in Lower Deer Valley. With the major expense of excavating the lots to build the necessary parking, the construction costs are astronomical.

Thus, in my mind, snapping up some great inventory at rock bottom prices was a great idea.

Alterations and additions responsible for propping up the April numbers

The Park City Building Department in April issued a series of permits for alterations or additions to existing structures, making the month the best of the year when measured by dollar figure.

According to the department, 84 permits worth nearly $5.7 million combined were issued in April. Both the number and the dollar amount rose significantly from the previous month and the previous April.

Of the nearly $5.7 million overall figure for the month, just less than $5.1 million was tallied in the alterations and additions category.

The market just not show any signs of slowing down. This is typically a quieter time of year, but not so in Spring 2011. In the last 30 days, we have seen sales in excess of $125 Million Dollars. Also, $104 Million Dollars worth of Park City Real Estate has gone under contract. See links at the bottom.

Spring is the best time to look at real estate since the town has very few visitors. Only thing you might have to do is steer clear of all the moose ambling about town. Seriously, a mother a calf were walking down Main Street last week.
