Here are 8 Park City neighborhoods that have easy commutes to downtown Salt Lake City to get you out of the inversion. With the increasing air pollution in the Salt Lake Valley, more and more people are looking to find homes in Park City. Our free busses, world-class ski resorts and over 450 miles of non-motorized recreational trails, amazing education system, and clean air are hard to resist when you spend most of the winter in a cloud of smog.
While I hope that Salt Lake City and the state of Utah start to find ways to reduce that pollution I thought it’d be helpful to provide a guide to some viable options in Park City. All of these neighborhoods are a 20-40 minute commute to downtown SLC and close to everything you could want in Park City.
Summit Park has the quickest commute to downtown Salt Lake City—just a hair over 20 minutes. It’s one of the most reasonably priced neighborhoods in Park City and ideal for anyone who loves the outdoors. Summit Park is tucked into north-facing pines above 7,000 ft and has amazing backcountry skiing just out your door and year-round trail access. The Road to Wos is one of my favorite mountain biking, hiking, and running trails in town. You’ll also be right beside No Worries Cafe, a locals favorite for breakfast or lunch with the family. An on-ramp to I-80 is right there. AWD or 4WD is almost certainly required for this area.
270 Aspen Drive
This beautiful 2885 square foot single family home sits on .24 acres, has 4 bedrooms, and 3 bathrooms. You’re less than a mile to the I-80 on ramp and this is the shortest commute to Salt Lake City that you’ll find in Park City. No Worries is right around the corner and the ski resorts are only 15 minutes away if you don’t feel like driving up the road to the trailhead for a backcountry tour. You’ll be happy to come back to the fresh mountain air every day.

Pinebrook is another just a few miles down the road from Summit Park and is only a 25 minute commute to downtown SLC. It has memorable views and wildlife-filled forests surround you, but you’ll have less snow to shovel here than in Summit Park. Everyone is close to the private trail system that takes you all the way up to the Mid-Mountain Trail. Restaurants and shopping are close by, with Quarry Village in the center of the neighborhood and the Tanger Outlets just down the road. The free bus route runs through Pinebrook, making it easy to get into town. Take your kids sledding on Ecker Hill or to play in the park and enjoy the frequent moose sightings from a distance.
Tucked away on a .9 acre lot in upper pinebrook, this 4220 square foot home has 5 bedrooms and 4 bathrooms. Your balcony outside of the master bedroom is the perfect place to have coffee, watch the sunrise, and enjoy the fresh mountain air before you drive to SLC. It’s surrounded by world-class hiking and biking trails and a short hop to I-80. This home will be hard to leave every day.

Jeremy Ranch is just on the other side of I-80 from Pinebrook and is a 25 minute commute to downtown SLC. This family-friendly neighborhood sits on a south-facing aspect and enjoys more sunshine than other neighborhoods. It’s the place to be in Park City if snow on the ground doesn’t make you happy. Easy access to the Glenwild trail system will satisfy the mountain bikers, hikers, or runners in your family. The Jeremy Ranch Golf & Country Club and its 18-hole championship golf course are in the middle of the area and you have quick access to Quarry Village Shopping Center and Kimball Junction.
2521 Daybreaker Drive
This single-family, 5633 square foot home sits at the top of Jeremy Ranch and has one of the most spectacular views in town. 6 bedrooms and 6 bathrooms provide enough space to have family and friends visit for a ski vacation or Sundance, and this .63 acre lot gets more sunlight than most in Park City. Black Hawk Station is right beside Kimball Junction and is one of the most affordable places to find a home in Park City. It’s close to the highway and just under a 30 minute commute to downtown SLC. The road noise is minimal and the neighborhood is circled by open space. Many young families have homes here and the Glenwild trail system surrounds the community. If you like to fish, the catch-and-release East Canyon Creek is in right your backyard. All three Park City ski resorts are a quick 10-15 minutes away.
1038 Lincoln Lane
This is a very affordable 2290 square foot home with 3 bedrooms and 3 bathrooms that won’t last long. It has been completely remodeled and is ready for you to move in right away. Only a mile down the road from Kimball Junction, you’ll have quick access to I-80 and the Glenwild trailhead is even closer. This location delivers amazing mountain biking and hiking in the spring, summer, and fall on the Glenwild trails and skiing or snowboarding at one of Park City’s 3 resorts in the winter.

Trailside Estates & Mountain Ranch Estates
These areas are night next to each other and Trailside is popular with full-time residents because it contains some affordable family homes that are right beside the Trailside Elementary School. Mountain Ranch Estates features luxury homes and unrivaled views of the Wasatch. Both are close to exits on US-40, and one mile south I-80 and still makes for a quick commute to Salt Lake City. Around 63 acres of the Trailside area is preserved open space, there is a convenient trail system that plugs into the Round Valley trail system for groomed nordic skiing in the winter and singletrack hiking, running, and mountain biking when the snow is gone. There are two tournament-sized soccer fields, two playgrounds, a dog park, a full-sized basketball court, two tennis courts, two volleyball courts, and a new mountain bike skills park. No one in your family can possibly be bored here.
5915 Mountain Ranch Drive
The highest home on Mountain Ranch Drive, this 4655 beauty has 5 bedrooms, 4 bathrooms, and an amazing outdoor layout. Highland Estates is one of the only HOA-free areas in Park City, offers affordable homes, and an easy commute to Salt Lake City. US-40 is right there Right next to Trailside Park, you get access to the same recreational facilities operated by Basin Recreation and the elementary school. Generous amounts of open space separates you from your neighbors and backyard trails connect homes to the extensive Round Valley trail system. The free bus route runs along the outside of the area and this is one of the more quiet neighborhoods in town.
165 Countryside Circle
This 5 bedroom, single-family horse property is 2700 square feet, has 3 bathrooms, and stands on .78 acres. It’s surrounded by a lot of open space, has 2 garages, and is a stone’s throw away from the Round Valley trail system and Trailside Park. You’ll enjoy quiet that you can’t find in other Park City neighborhoods and getting to SLC from here is a breeze.

Silver Summit is right off of US-40, a painless commute to Salt Lake City, and is right next to the Round Valley Trail system. It’s a short drive, walk, or bike ride to the Trailside Park (playgrounds, soccer fields, etc.)and has many affordable homes for younger families. There are 190 acres of open space in the area and the free busses run through the neighborhood for your convenience.

The Prospector area is the longest commute to downtown Salt Lake City and is still under 40 minutes. It’s closer to historic Main Street than any of the other areas I’ve mentioned and is in the heart of the free bus route. The homes here are similar to homes in Park Meadows, but much more affordable. The Rail Trail runs through the neighborhood and you use it to bike or cross country ski all the way to Coalville if you wanted to. Singletrack trail systems surround the area and all three ski resorts are within 15 minutes of you.
2266 Doc Holliday Drive
4100 square feet of attention to detail, this 4 bedroom, 5 bathroom home in Prospector is loaded with everything you need. Access to the Rail Trail and singletrack on the hills behind make for great biking, hiking, snowshoeing, and running year round. This home has a longer commute than other neighborhoods, but you’re closer to the center of Park City and it’s still less than 40 minutes to downtown SLC. Totally worth the trade.
