Summers in Park City, Utah are full of events that everyone will love. I was at The Silly Market on Sunday when it hit me just how much there is to do in Park City every summer. Free concerts 4 days a week, the weekly Park Silly Sunday Market, a weekly Farmer’s Market at Canyons the annual Kimball Arts Fest, Savor the Summit, and the Food and Wine Classic…. Not to mention all the hiking, mountain biking, and trail running. There is so much to do this summer, I thought it’d be helpful to outline some of the biggest events of the summer. There are activities for the whole family (no matter how old the kids are), times to meet up with friends, and date nights on Main Street. Here’s a list of dates, times, and details about the biggest summer events.
Upper Deer Valley and Silver Lake offer some of the most desirable real estate for ski home buyers in the world. These Park City private communities, luxury townhomes and condos, lodges, and clubs all offer unrivaled access to the best ski terrain and snow in the country.
The amenities include access to world-class resorts like the Stein Eriksen Lodge, St. Regis Deer Valley Resort, and Montage Deer Valley, private shuttle services, five-star spas and dining, ski-in/ski-out access, and quick access to SLC International Airport (45 minutes or less).
You’re not the only one interested in owning a ski home here.
Park City real estate has become more and more desirable every year since the Olympics in 2002. Last year, Outside Magazine named us…
In the past month, 20 homes in Old Town have sold, and another 8 have gone under contract. I point this out because the ski resorts have been closed for a month, and the days of Park City being a ghost town in the off season are over. People are coming to town in the off season to buy, and with summer right around the corner, we are poised to get even busier soon. We saw sales price per square foot ranging from $680 a foot for a fantastic new home on Daly to $187 a foot for a quaint condo in Snow Country. If you would like to review the properties sold in the last 30 days, see this link here.
Last week I toured this home which is on the upper end of Lowell Avenue. The town ski runs are 50 yards out your door, giving you access to the town lift for…
A rare find at this price, I have blogged about this home before, and the owner is finally dropping the price. It has been under contract twice, and fallen out because the garage is currently outfitted as a recording studio. It will cost very little money to turn it back into a garage, but past buyers are just lacking the vision. At $312 a square foot, this home is a steal. Up on Daly Ave, you will enjoy a very quiet street that is a few minutes walk from the center of Main Street, and the shuttle to the Town Lift. This home was built in 2005, and is far below replacement cost. Enjoy three level living on a wide open floor plan, and a hot tub in your private backyard. Backing up to open space, this home offers a lot of privacy that is rare in Old…
Keeping yourself and the family entertained in Park City can be tough during the springtime. Many of the trails are still holding snow, so your options for outdoor activities may seem limited. But, Park City has one of the most extensive trail networks in the world and there are lots of options. Snyderville Basin Recreation, Park City Municipal, and Mountain Trails Foundation all work together to plan, build, and maintain over 350 miles of trails. Some trails are covered with snow until late-May and others are good-to-go in early April. Snyderville Basin Recreation has a great website with information about their trails, conditions, and detailed maps. Mountain Trails Foundation also has a great interactive map feature that allows you to see trail…
Summit Park holds some of the most affordable real estate in Park City for families that love to ski. This quiet community sits in a north-facing pine forest above 7,000 feet and the tight-knit mountain town lifestyle comes with the scenery—including common moose sightings.
There is always more snow on the ground in the winter, Deer Valley Resort is only 20 minutes away, and it’s less than an hour’s drive to Alta. This neighborhood has the shortest commute to downtown Salt Lake City, the international airport, and the hallowed Cottonwood Canyons of the Wasatch Front. You’re closer to more premier ski resorts here than almost anywhere in the world and you can easily fly to the ones you can’t drive to. Plus, it’s super easy to make airport runs for…
Empire Pass is a paradise for Deer Valley Resort® skiers. Real estate in this slope-side Park City community is spread out over 3500 gorgeous acres, with 90% of it protected from further development as open space.
All of this open space is only 39 miles from the Salt Lake City International Airport, making for extremely easy year-round access.
The true ski-in / ski-out homes in Empire Pass are arguably the most desirable in Park City. This is due to the unique combination of mountain living, resort access, airport accessibility, and amenities that you’ll be hard-pressed to find anywhere else in the world.
Here are the best things about Empire Pass.
Skiing & Recreation
In the winter, Empire Pass gives you direct access to some of the…
Last week, my clients put their Park City home on the market and had it under contract in under 24 hours.
Their 4-bedroom, single-level home on a flat lot in Park Meadows had showings before it officially hit the market. It was virtually brand new inside and out after being mostly rebuilt a few years ago. Perfect for a family or couple with frequent guests, it wasn’t going to last long.
The style of this home and it’s condition had a lot to do with the quick sale, but these sellers also did all of the right things to close the deal so fast.
Here are the steps they took. Every seller should do the same to sell their home as quickly as possible.
1. Fix Everything
The smallest broken thing could inject doubt into the deal and delay it
Park City is within easy reach of 5 National Parks and Arches is one of the most amazing. Only a 4-hour drive from Park City, or a 1-hour flight from Salt Lake City International to Moab’s regional airport. The park is located just outside the town of Moab and you won’t even have to rough it (unless you want to). It’s a great escape for a whole family or for a couple.
Luxury accommodations that rival some of our resorts are hidden along the majestic Colorado. You can easily spend 3 days driving through Arches, hiking, and enjoying the pool at the hotel. One of my favorites even has a full-blown spa. The national park is open year-round, 24 hours a day, but the best times to go are just after ski season(April-May) and early fall…
Our real estate market is exciting right now. Median home prices are up, more people are going under contract, and cash sales are high. All the market indicators are extremely healthy and stats from 2013 show continuing upward trends since the low point of the Great Recession in 2009.
Rick Klein, a local expert on market statistics has been tracking these positive signals since 2007. If 2014 is anything like last year, we’ll continue to see these trends improve throughout the year.
The only challenge this year is going to be supply, but if you know about these other trends and keep that in mind, you can navigate the landscape effectively.
