We received some interesting numbers this past week pointing continued strengthening in the Park City real estate market.
In January, the Park City Board of Realtors (PCBR) released its year-end report, confirming that Park City home sales etched up eight percent in 2012 while Park City vacant land sales spiked 12 percent and Park City condo sales increased 15 percent.
Last week we found that of all Park City single family homes for sale, the median price has decreased 1.4 percent from $998,500 in the fourth quarter of 2009 to $985,000 in the fourth quarter of 2012.
At the same time, the median price of homes sold in Park City has increased 10.6% from $660,000 in the fourth quarter of 2009 to $730,000 in the fourth quarter of 2012.
Other promising trends include a decrease of Park City homes for sale while at the same time an increase in Park City homes under contract and sold.
In the fourth quarter of 2009, we saw:
• 1086 Park City homes for sale
• 80 Park City homes under contract
• 107 Park City homes sold
On the other hand, in the fourth quarter of 2012, we found:
• 738 Park City homes for sale
• 130 Park City homes under contract
• 162 Park City homes sold
